I have been very busy in my
non-paying job.
As part of my training, I am
required to go to 25 open houses and then do a write up on each. Today I see 8.
No place is like Manhattan,
where you pay so much for so little.
At the low end, I see a
studio for $280M but the maintenance is high.
No doorman. Upper Eastside. Small living room; you’d need a Murphy bed,
otherwise the entire living room would consist of a bed. Low floor with no view. A sad looking bathroom and kitchen. Fire escapes lace the outside of the
building. I would hate for my child to
live here, and I doubt anyone over 25 would consider it.
When I moved to New York in
1985, I remember looking at a nice one bedroom in a building called The Brevard
(on Second Avenue and 54th Street). The asking price was $54M but I
didn’t have $10M for the down payment. Not
buying is still one of my biggest regrets.
Today I check and the one bedroom apartments at The Brevard are selling for about $600M.
At the high-end, I see a
two-floor townhouse on the UES, but inconveniently far east. The asking price is $1.8 million. This did have the feel of a house, albeit a
run-down one. If this house were in a suburb, the owners would
be lucky to get $300M. Two of the four
bedrooms have no windows. The apartment needs a ton of work. It looks tired and used up.
But then I found it. My dream apartment for a reasonable price.

- full size washer and dryer in every apartment
- open, custom floor plan
- 9’ ceiling
- floor to ceiling windows
- stainless steel appliances and granite counter tops
- and city views!
If only the city views were
of Manhattan and not Fort Wayne Indiana!
